Competition and cost for apartments in downtown Detroit have risen so sharply in recent years, even the luxury apartment market has become cost prohibitive for some.
Triton Properties, the Denver-based developer which entered the Detroit market in 2009, is betting that their Waters Edge at Harbortown luxury apartment development will absorb some of that overflow.

After more than two years of construction, the Waters Edge at Harbortown apartment complex is now open, making the property among Detroit's first new residential developments in more than 25 years.
On-site amenities include a private marina, direct entry to the Riverfront walkway, full access to the 35-acre Harbortown master development community, and a forthcoming fitness center and community building.

Triton Properties, a real estate invest firm, has begun offering leases for Waters Edge apartment community on the city's riverfront, due to open in October.
"The real estate demand in Detroit is growing rapidly with new residents looking to move or relocate within the city all the time," says April Sedillos, executive vice president at Triton. "We're confident the Waters Edge apartment community will provide a really great, urban luxury option for those in the rental market."

Pre-leasing has begun for the 134 units in the Water's Edge at Harbortown apartment community along the Detroit River.
The development at 250 E. Harbortown Drive, south of East Jefferson Avenue and west of Mt. Elliot Street, is expected to open in October. Costs of the development, by Greenwood Village, Colo.-based Triton Investment Co., have not been disclosed.
